The Building Energy Rating (BER) certificate for your house will give a value, in kilowatt hours per metre squared per year which your house will take to run (excluding electrical appliances). This is an indicative value based on the size, shape, orientation, heating, ventilation and various other criteria specific to your house and may not reflect actual energy usage as specific householders utilise their house in different ways. A grading, similar to that given on white goods such as fridges etc is then applied to the house based upon the energy rating, an A1 grade being the most energy efficient. The BER certificate also provides a value for Carbon dioxide emissions rating (CDER) per year shown on a sliding scale, the lesser the value the better. Each house should be compliant with building regulations part L with regards to the maximum permitted Carbon Dioxide figure (MPCDER) which will be calculated along with your energy rating. A full (colour) BER lasts for 10 years from the point of issue. Should alterations be made to a house within the 10 years which would affect the energy rating the dwelling would require a new certificate.

A Provisional (Black and white) BER certificate can be issued if houses are not yet completed and are being sold ‘off the plans’. This certificate is identical in all aspects to the full BER certificate except that it is black and white and is valid for only two years. This certificate is provisional as the completed building may not necessarily reflect the original plans and specification thus a full certificate should be sought upon completion of the building.
