Please bear with us on this one, the following
information is required in order to calculate your BER. This list contains
a lot of technical data which your Architect / Engineer should have readily
available. Any BER assessor will require this information in order to
calculate your BER. At FIBER we believe that the whole process of calculating
and issuing your BER certificate will be speeded up by informing you of
all the information required at an early stage although the following
list does seem a little daunting at first. It is advised that you print
this page and use it as a check list before submitting documents to FIBER.
Owner Details:
1. Owner name, address, postcode (if applicable)
2. Owner telephone no and email address (if applicable)
House details:
1. Type of house (terrace, semi-d, apartment etc)
2. House address (also OS grid reference if available)
3. ESB Meter point reference number (This used as a reference by SEI)
4. Date of construction
5. Planning reference number
Technical Data:
Engineer / Architect / Planning consultant to provide
this information and sign off that the information is correct and that
the materials etc used are as per this specification. The BER is calculated
based on this information and FIBER are not responsible for the accuracy
of this data.
1. Name, address, qualifications and membership
of any institutions of person signing off the documents.
2. Site plan showing orientation of house (North indicated) and any adjacent
buildings
3. Fully dimensioned plans, elevations and sections, to include heights
and widths of all openings (windows and doors).
4. Detailed house specification to include:
a) Types of insulation for all wall, floor and roof types- include manufacturers
name and brand and U values if possible
b) Types of windows and external doors (Manufacturers name and model and
U values if possible)
c) Curtains (colour, heavy/light, nets, blinds)
d) Ventilation method (Natural / mechanical). Type, manufacturers name
and model if mechanical
e) Air pressurisation test results (if test has been carried out)
f) Type of heating system, manufacturer name and model. Combi boiler?
Boiler fans? Central heating pumps? Warm air heating system? Boiler thermostat?
Room thermostat? Boiler interlock? Zone controls? Underfloor heating?
Radiators?
g) Type of secondary heating system (if any) – possibilities include
wood pellet burners, open fires, etc
h) Water heating – storage capacity, cylinder insulation (Type /.
Thickness), Control, Immersion for summer water heating?
i) Solar panels? Orientation, pitch, manufacturer name and model, square
meterage of panels, type of panels, PV pump?
j) Structure – Masonry / Timber frame / other?
k) Dedicated low energy lighting outlets
l) Thermal bridging factor (if calculated)
m) Other renewable energy sources (Wind electricity etc)
Note that the more information which you provide
on the above the better – in doubt our assessors will assume a ‘worst
case scenario’ in order that the BER calculated is not better than
